Full Job Description

The main purpose of this role is to effectively manage client properties ensuring first class customer service whilst ensuring compliance with the leases, legislation and our management agreement., The role will involve but is not restricted to:

  • Regular property inspections.

  • Ensuring regular maintenance contracts are in place and a quality is maintained.

  • Ensure client blocks are fully compliant in all aspects of relevant H&S.

  • Preparing annual service charge budgets in conjunction with freehold clients and/or resident Directors.

  • Assisting and liaising with our insurance team and loss adjusters for claims and renewals.

  • Liaise with resident directors, lessees, residents, contractors and others as required. This will include telephone calls, emails and personal visits.

  • Ensuring that all appropriate people are kept fully informed, and records kept and maintained making best use of Qube.

  • Attending resident's meetings, Board meetings and AGMs.

  • Managing properties finance including budgeting.

  • Overseeing compliance with the terms of the leases and statutory requirements.

  • Assisting and liaising with our Major Works team

  • Liaise with accounts and administration departments as required.

  • To work and operate within the RICS Management Code, ARMA Standards, CDM 2015 Regulations and GDPR Regulations.

  • Review and agree all circular & client correspondence including newsletters ensuring that communication is regular and accurate.

  • Have an understanding of the client's lease/transfer documents.

  • Have an understanding of the Management Agreement., As part of the role, you are also expected to liaise and work with the staff members in other departments. It is imperative that strong relationships are built and maintained with clients, and contractors which are often best achieved by regular verbal or face to face contact.

    We are looking for an individual who has some experience in the block/property management industry. Our ability to give excellent customer service is key, so you will need to be able to demonstrate to us an understanding of giving good customer service. The successful candidate will also be able to demonstrate the following:

  • IRPM Qualifications would be an advantage.

  • Supervision and Management

    You will report directly to as Associate Director in charge of one of our Property Management teams.

    Property Management at its core, consists of solving problems on behalf of our clients. We therefore believe that problem solving skills are key, whether that problem is internal or external. The successful applicant will be able to identify potential issues and come up with a suitable solution that negates or minimises any negative impact to our client or the Business. We believe that the best way to tackle an issue, is head-on with a positive attitude and expect that any applicant can demonstrate an optimistic outlook when dealing with problems or difficult situations.

  • Property Management: 1 year (preferred)

    Burns Hamilton has a large modern, open-plan office on the top floor for the block management staff, which is where you will be based. In addition to this, we also hold a Head Office where our Sales & Lettings Team is based, which also has our Reception and Board room for meetings with clients.


  • This role is a mixture of desk and site-based work.

    Job Types: Full-time, Permanent

    Pay: £35,000.00-£40,000.00 per year
